Step-by-Step New Construction Inspections
In the beginning…
- You get the call or referral or email for a Third Party Inspection
- You get the project specifics
- An inspection is needed on a home or commercial building
- If possible review the blueprints and specifications
Keep in mind different subs may be responsible for:
- For substrate installation
- For window installation
- For flashing installation
- For cladding system installation
- For the sealant installation
A Pre-Construction meeting is recommended…
- Meet the Project Manager on site. Discuss any changes that may have occurred in the plans.
- Meet the Cladding installer, Window/Door Applicator, Sealant Applicator, and Architect or Engineer if applicable.
- Have the Project Manager explain your position.
- Explain your lines of communication and non-adversarial role on this project.
- Answer any questions members of the meeting may have.
What to take with you on your visits…
- Your own set of blueprints and specifications.
- Manufacturer’s specifications and details.
- Window manufacturer’s installation details.
- Sealant manufacturer’s specifications.
- Tools as needed: camera, tape measure, wet mill gauge, binoculars, level, and other tools as may be needed.
Day One Action Plan
Begin Visual Inspection – prior to construction:
- Walk around site and inspect the substrate.
- Inspect storage areas – are they appropriate?
- Report deficiencies immediately to the Project Manager so as not to hold up the project
- Inspect materials labels for production / expiration dates / any necessary approvals.
- Inspect fasteners – proper size and type.
- Inspect adhesive if fasteners are not being used. Is it proper for the substrate (cementitious / non-cementitious)?
- Note type of base coat being used.
- Check the mesh, lath or metal reinforcement is the proper weight being used?
- Inspect the sealant if it has been delivered. Is the sealant approved by the cladding manufacturer?
Visual Inspection
- Check Window Installation…
- Is it flashed properly
- What type of window is it – welded, wood frame, etc.
- Is it installed according to manufacturer’s instructions
- Flashing…
- Is it installed in appropriate areas and correctly?
- Penetrations…
- What order will they be installed?
- will backer rod and caulk be used
- Or will they be flashed
- If work is in progress…
- Are the installers using proper tools?
- Is clean water being used for mixing?
- Are proper installation methods being implemented?
- Are temperatures ambient for installation?
- Weather protection?
Finish the day photographing
Upon Consecutive Visits…
- Inspect the Wall Cladding and building envelope visually.
- Document.
- Photograph.
- Use common sense.
The Final Report…
- Organize the data you have collected
- Make sure names, addresses and phone numbers are correct
- Make sure all manufacturer data is in order
- Keep reference materials handy
