Litigation / ERC (EIFS Review Committee) Protocol
This protocol does not necessarily agree with the way we are instructing you to inspect in this course, but bears mentioning as an additional form of education and awareness!
DOCUMENTATION
Document the following:
- Visual
- Physical
- Photographic
*With one exception – the Inspector shall not take core samples unless requested by the Claims Administrator.
PHYSICAL DOCUMENTATION
Physical Samples can be obtained from the:
- Builder – Approved Samples
- Contractor – Left over materials
- Manufacturer – If it was a special color
Physical Samples are used for:
- Product Identification
- Which manufacturer was used?
Photography
Photograph requirements are the same as those discussed on page 5 of the Inspection Process topic.
- Everything relevant and then some!
MOISTURE TESTING
Moisture Testing can be preliminarily performed using a noninvasive meter (Wet Wall Scanner or similar device) to locate possible areas of concern.
ONLY intrusive, probed, meter readings will be acceptable for use in the ERC report!
- Scan the wall area with non-intrusive meter (Wet Wall Scanner). Calibrate the Wet Wall Scanner prior to starting at known dry areas.
- If an area of concern is present – probe the area (action threshold is 25% mc or higher).
- Using an intrusive meter, probe as directed in the protocol.
Section II of the Protocol speaks to the types of meters that should be used for their standard.
**Note: Their standard is 25% moisture content, yet saturation and deterioration could occur at 18%.
