What to Look for During a Walkaround

Evaluate the Exterior Wall Cladding

Initially, evaluate the wall surfaces to identify what type of wall cladding is on the property.  See the Stucco ID Decision Tree for aid in this process.  If needed use a small screwdriver handle or other such device to “tap the wall.” A little experience will allow you to determine without any destructive testing the following characteristics of the walls in question.

  1. Is it EIFS? Or just synthetic-finish coat over some other substrate?
  2. Is the substrate frame construction?
  3. Is the substrate concrete or masonry?
  4. Check the shapes – they are often not the same construction. A little practice and you will be able to tell if the lamina is base coat, fiberglass mesh and finish coat or only base and finish or finish only on the shapes.

At the Site, check:

  • Drainage – is there anything unusual that would cause water to penetrate or impact the wall surface especially at walkways, patios, or driveways
  • Landscaping – Trees or shrubs Sunlight – shading can create mold or other staining; conversely staining in areas of bright sunlight is an area to check closely.
  • Base of Wall – clay or other staining materials (sprinklers) can result in staining at base of wall.
  • System at grade – system goes below grade? Held up? Tight against walkways, patios, and driveways?

 

At the Roof Line, check:

  • Eaves and rakes – overhangs protect walls and are also areas where evidence of roof leaks can be observed.
  • Chimneys – internal or exterior? Chimneys are notorious leakers and will evidence staining, delamination of brick or plaster, or gaps in step flashing.
  • Gutter and downspouts – filled with leaves, holes, disconnected downcomers, and other defects can cause water to come into the top of the wall.
  • Flat roofs – watch backs of parapets, especially at the corners.
  • Rakes – ending in walls.

 

Check Decks and Penetrations

Note locations and any evidence of staining or other damage.

 

Check Windows and Doors

  • Staining at sills and especially at the jamb lines or weeps
  • Window and door type
    1. Fabricated (wood, clad or aluminum) – notorious leaker
    2. Welded vinyl?
    3. Flashing under sills or thresholds?
  • Sliding glass doors – flush with decks? Sill flashing?

 

Use the following equipment for your inspection:

  • Camera with voice capture feature
  • Report forms or a recorded
  • Ladder
  • Flashlight
  • Mirror on an extension arm
  • Moisture measuring devices
  • Other tools as mentioned previously in the previous Module Inspection Documents and Process
