Commercial Projects – Construction Documents

Commercial Construction Documents include a full set of drawings and details that each sub-contractor must follow.  The specifications describe in detail the materials to be installed and the exact prescribed steps to be followed to install the prescribe system.  The system applicators are typically required to be approved by the manufacturer to install the specified system.

Commercial Projects – Construction Management

Commercial Projects also have Construction Managers who are cast with ensuring that the materials on a project  are being installed in a proper manner. Additionally, commercial construction also has a mechanism in place to address unclear items in the construction documents. Often that system is called an RFI or Request For Information, which was a written request that then was responded to in writing.

Residential Projects – Construction Documents

Residential construction documents are simplified as compared to commercial construction documents.  Often the drawings would have a single sheet of elevations and call out “Stucco” or other wall claddings in areas.  The drawings would typically have no detailing of wall sections.  There are usually no specification listing approved manufacturers and no requirements for approved applicators.

Residential projects frequently have limited on site management.  Finally, there is no established method for getting Requests for Information properly addressed, and there are usually no final inspections and punch lists.
